Job Description:

Ball Team, LLC is looking for a full-time Project Manager for their fast paced and growing business. This person will be responsible for proposal writing, estimating project costs; developing budgets, interacting with design and project team personnel and owners. This person will schedule, write contracts and sub-contracts. Performs project coordination duties, project management duties for multiple projects; performs and supervises project duties and performs leadership activities as needed. Essential Function include:

  • Prepares and supervises the preparation of project estimates and reviews all phases of a bid.
  • Leads bid team for small projects.
  • Prepares all take-off and pricing for assigned projects.
  • Coordinates all activities with the Project Engineer when conducting an estimate.
  • Coordinates project activities between office and field Superintendent and the Operations Manager.
  • Provides information to the Operations Manager as required.
  • Ensures that all projects are completed within budget and schedule and at a fair profit.
  • Establishes the schedule and budget controls for assigned projects and prepares status reports for the Operations Manager in a manner consistent with company policy.
  • Supervises Project Engineers by providing direction and feedback regarding project requirements and individual performance.
  • Reviews subcontracts and purchase orders for contract compliance (i.e., insurance, lien waivers, etc.).
  • Review all labor reports with the Project Superintendent and Project Engineer on a weekly basis.
  • Leads project meetings and provides direction to design and project teams which includes communication and meetings with architects, engineers, project superintendents, owners and others as appropriate. Ensures all necessary items are reviewed.
  • Monitors and reviews sub-contractor and supplier payments; provides accurate billing information for monthly pay applications.
  • Prepares monthly forecasts for projects, utilizing company standard project management software.
  • Provides accurate billing information to accounting for monthly pay applications. Reviews / approves billing to owners.
  • Conducts pre-job meetings with Project Superintendent, Project Engineer and all others necessary for the start of a project.
  • Signs all Project Engineer initiated paperwork.
  • Researches new projects, tools and techniques in order to foster continuous improvement.

Required Experience:

B.S. in Construction Engineering/B.A. in Construction Management or related field, and/or 5 years commercial engineering/project management experience is preferred.

Qualifications:

Competent knowledge of basic phases of construction projects, (planning, estimating, costing and scheduling). Ability to analyze problems to determine source of discrepancy, ability to coordinate multiple assignments, schedules and deadlines and proof materials for accuracy and detail. Competent ability to present information in a clear and understandable manner in both written and verbal form. Competent ability to effectively schedule time, prioritize tasks and deadlines, and work with others in a team environment, exercising effective interpersonal skills. Competent ability to manage multiple projects simultaneously. Demonstrates ability to accept and receive constructive criticism. Competent ability to perform all work in a timely, professional and efficient manner while effectively communicating and interacting with customers, clients, subcontractors, vendors and other third parties.

Required Travel:

Ball Team focuses on projects in Iowa, but does work with clients that require travel outside of the Des Moines metro area and even in to surrounding states at times.  Depending on the location of the project that this position leads, it may require travel to provide the attention required for a successful project.
