Commercial General Contractor with projects nationwide.
The position will have the title of Superintendent; you will be reporting directly to the project manager. Reporting to you will be Pro Commercial Field Staff as well as subcontractors in your scope of management.
· Duties and tasks
o This will be a vast list as we plan to expose you to all that the construction business has to offer. Provide input daily to the project manager, in put info in to the 3 week look ahead schedule pertaining to the scopes you are asked with managing and potentially running the schedule for the project. Making the changes to the schedule (daily) on the computer program could be taught to this position and you may be handed the reins to manage this aspect.
o Managing job costs and workflow to bring project in on time and budget.
o Initially we will be exposing you to each of these areas to help you develop and expose your talents.
· Roles & Responsibilities
o Oversee and manage the construction schedule and provide 3 week look aheads to subcontractors and hold them accountable for proper manpower to meet the schedule.
o Understand job costs and the importance of such, and how it impacts construction decisions.
o Ability to read and interpret construction documents, drawings and specifications.
o Working knowledge of all sub trades.
o Ability to work with and direct people.
o Ability to train the next level of people coming behind to be able to handle future growth and move into management positions.
o Identify younger candidates within our staff that have potential for future promotion and groom them for fast advancement.
o Ability to do layout and manage quality.
o You will be working directly with the Project Manager, Project Engineer, Field Engineer on each project. You will have direct contact with the architect, engineers and owner of the project and will work hand in hand with the team on coordinating and managing the subcontractors as well as our own staff. Within this role you will need to be familiar with all submittals, RFI’s, and working with the PM on change orders, and working within all these areas with a high level of organization.
o You may be asked to put your hands to work from time to time and assist the field staff on busy days. This does not happen often, but we are a team and do not segregate between management and field staff. The goal of the company is to make each project a success and to do that we help each other out when needed. Concrete pour days, basic carpentry work, and occasional steel erection are all areas where we self-perform work. This also gives you hands on experience which dramatically increases your knowledge and respect for field staff and assists with estimating skills.
o Lastly, we will ask you to be responsible for treating all owners, designers, architects, engineers and subcontractors with respect and handle these relationships directly. · Occasional Self-Performance areas
o General Carpentry – doors, frames, hardware, framing, blocking & backing, roof blocking, etc.
o Drywall/Finishing (depending on project size)
o General Labor and Cleanup
o Management of subcontractors
· Ideal Candidate
o Our ideal candidate is a mid-western candidate that has a “can do” problem solving mentality.
o If coming from a large general contracting company, you might be a field engineer/project engineer/project manager, and running into a glass ceiling not providing promotion or responsibilities you are ready for. If you have significant experience and this is your situation, our base package of salary/benefits will be adjusted accordingly. We will look to utilize the training that has been provided to you, and provide you with an opportunity to expand your role and knowledge base across many more areas than you were being challenged in.
o If coming from a smaller company, we would like to see that you have ran smaller projects on your own, or as a 2nd in command. We would be able to lean on your abilities as an “excellent” builder, you may have come up through the carpenter’s union with an extensive background in concrete. You may be able to jump in and build a project immediately, but lack experience in running computer software for scheduling, or raking job costs. All things that can be taught to you.
o We anticipate our average projects to continue to gain in size. Our current projects falling in the $3M - $7M range. Our goal is to push the project size to $10+M within the next year.
o We are NOT looking for residential builders! Single family housing experience is not what we are looking for.
o If you are looking to be a 2nd in command on a project today, and can manage a group of subcontractors associated with an area (building envelope – framing, building wrap, windows; skin – stucco, masonry, metal wall panels, caulking, etc.) is what we are looking for right out of the gates. Secondly, we would be looking for you to be able to step up and run a $5M project on your own within 2 years, and larger projects in the future.
o This job could be your ticket to a rapid growth of promotion where a large GC currently may be holding you back.

o The position will be salary and wage will be negotiable depending upon previous experience, health benefits kick in after 3 months of employment. o 4 years of similar assistant superintendent, field superintendent, or area superintendent
o Or 2 years of project superintendent on smaller projects
o Or 3+ years of lead carpenter role/carpenter foremen with previous training in scheduling
· Training and Education
o Degree in construction management or equivalent practical experience
o Or Journeymen carpenter
· Working Conditions
o 75% field/25% office (field trailer) – depending on the size of the project. If a job is large enough we will set up an onsite office so the Project manager, Project Engineer, and Superintendent are all close and working together in the field trailer.
o This position is considered travelling, so travel and staying at project locations outside of the Greater Des Moines Area will be required.
